Weekly/Biweekly/Every 4 Weeks
The cleaning interval can vary according to your preference. If you like to have everything in tip-top shape, think about weekly cleaning. Biweekly cleaning is pretty common for families. Cleaning every 4 weeks works if you can keep up with some of the daily maintenance, or if you have no pets or kids in your home.

The express is designed to add a boost to your own cleaning routine, by tackling the jobs you most need help with. Tell us your priorities, and we’ll get through as many as we can within 2 hours.

The half & half is designed to save a little money. When you choose a weekly or biweekly interval, you can alternate your regular clean with an express clean.
*All cleaning routines should include a deep clean at the first visit, which provides a dramatic fresh start for ongoing maintenance.

Deep Clean
Whether you’re getting ready for houseguests or just want to treat yourself to a good old-fashioned spring-cleaning, we can help. Suggested tasks can include:
- Kitchen: sinks, inside & outside of microwave, outside of appliances, hood vent top & underside, countertops, stovetop, backsplash and cabinet doors, inside of garbage cabinet, toe-kicks.
- Bathrooms: sinks, toilets, tubs & showers, mirrors, cabinet doors, toe kicks.
- Flooring: carpet & floors vacuumed including underneath area rugs if able, hard flooring washed.
- Throughout: washing doors & trim, windowsills & baseboards; dusting ceiling fans, pictures, furniture, & decorative pieces: cleaning mirrors, vacuuming upholstery.
- Ceiling, wall and floor vents vacuumed & washed if able.
- Light-fixtures: dusted (and washed if removed/replaced by client).
- High-touch surface sanitizing: light switches, cabinet knobs & pulls, doorknobs, handrails, sink faucets, toilet handles.

Move-out Cleaning
Getting ready to move can be exhausting! Let us do the final clean-up before handing off your home to its new owners. Move-out cleaning often includes:

- Bathrooms: sinks, toilets, tubs & showers, mirrors.
- Flooring: carpet & floors vacuumed, hard flooring washed.
- Cabinets & closets: vacuum interiors & spot-clean.
- High-touch surface sanitizing: light switches, cabinet knobs & pulls, doorknobs, handrails, sink faucets, toilet handles.
Move-in Cleaning
Rest easy, knowing that you can move your belongings into a freshly sanitized space. Move-in cleaning often includes:
- Kitchen: sinks, inside & outside of microwave, inside & outside of appliances, hood vent top & underside, countertops, backsplashes, inside and outside of all cabinets, toe-kicks.
- Bathrooms: sinks, toilets, walls around toilets, tubs & showers, mirrors, inside and outside of cabinets, toe-kicks.
- Flooring: carpet & floors vacuumed, hard flooring washed.
- Closets: wash all shelving.
- Washer & dryer wiped.
- Ceiling, wall and floor vents vacuumed & washed if able.
- Light-fixtures: dusted (and washed if removed/replaced by client). ceiling fans wiped.
- High-touch surface sanitizing: light switches, cabinet knobs & pulls, doorknobs, handrails, sink faucets, toilet handles.

What’s the difference between a cleaning routine and occasional services?
A cleaning routine is a service that repeats at regular intervals. You can choose between weekly cleaning, biweekly cleaning, or cleaning every 4 weeks. Weekly cleaning is great if you like your home to always be in clean condition, and the rate is slightly reduced because there is usually less accumulation of soil, so the cleaning takes less effort. Biweekly cleaning is a common choice for families or for households with pets. Cleaning every 4 weeks works for households with no pets or kids. The rate for every 4 weeks may be slightly higher than for biweekly plans, as there has been more time for accumulation of dust and soil, and more cleaning effort required.
What do you mean by an Express Clean?
The Express Clean is a good option if you’d like a boost to your own cleaning routine, or can be an option if you’re trying to fit within a certain budget. The Express Clean is limited to 2 hours, and we’ll work on the tasks that you’d most like help with. We don’t promise how much we can accomplish, as tasks can take longer than anticipated – so we ask you to list the tasks in order from most important to least important. The Express is priced at $88 + HST, and is a repeating service (at weekly/biweekly/every 4 week intervals). For the best results, it’s strongly recommended to have a deep clean before beginning Express Cleans.
What is the Half & Half clean?
If you have chosen a weekly or biweekly cleaning routine, you can alternate between a regular visit and an Express visit. This option can save a little money.
Why do you recommend a deep clean at the first visit?
Although most people clean fairly regularly, we often don’t clean our whole house thoroughly all at once. A deep clean gives the necessary attention to areas that usually need some extra work, and then provides a starting point for a more efficient (and less costly) ongoing cleaning routine.
Are your staff bonded & insured?
Our staff members undergo a police record check before they begin cleaning independently. We have WSIB coverage, and insurance for theft, damage, and liability.
What extra services can I book?
The most common add-on request is to clean the insides of fridges and ovens. Ideally fridges are empty, but we can remove/replace items if that’s not possible. If your oven has a self-clean cycle, you can save some cleaning time by running the cycle prior to our visit (consult your oven’s manual).
If you have something that you need help with but don’t see it mentioned in the add-ons, feel free to ask!
Do I need my own equipment?
Our staff is equipped with vacuums & mops, but we can use your equipment if you prefer as long as it’s in good working order. We use clean microfiber cloths at every home. If you would prefer to maintain your own supply of cleaning cloths and mop pads, we can provide you with a suitable quantity when we begin service at a cost-recovery price.
What cleaning products do you use?
Our philosophy is to use eco-friendly cleaning products whenever possible to limit harmful effects on the environment; on you and your family and pets; and on us! In addition, eco-friendly products are generally close to a neutral pH, so are less likely to cause damage to your home’s finishes.
We may need to use more powerful products for your first visit or deep clean, but we’re careful to use products that will not damage surfaces.
Do you have any measures in place for Covid-19?
The emergence of Covid-19 has increased our awareness of the need to take precautions to prevent the spread of any illness, and we have updated our health and safety policies to include the following measures:
We will not visit your home if we are ill, and ask that you cancel your visit if anyone in your home is ill (if possible, please provide 24h notice so that we can reschedule our staff).
We aren’t enforcing the use of masks. Due to the physical nature of cleaning, we end up readjusting the mask or perspiring through it. Instead, we are asking for physical distancing: if you will be at home during the visit, we’ll clean one area first that you can move to for the remainder of the visit.
We supply our staff with nitrile gloves, and provide instruction on frequent hand hygiene.
We regularly sanitize the high-touch surfaces in your home that are more likely to transmit microorganisms between occupants: light switches, cabinet knobs & pulls, doorknobs, handrails, sink faucets, and toilet handles.
What is the cancellation policy?
We ask for at least 24h notice if you need to cancel your visit so that we can try to reschedule our staff. The Employment Standards Act requires that we pay our staff 3 hours for work cancelled without 24h notice. We try to avoid charging a cancellation fee if possible, but if we can’t reschedule our staff then we may charge you for your scheduled service to cover their lost wages.

GOAT Property Services is a family business
Kathy, Scott, and daughter Carolyn have been working together for several years. After learning the ropes in a franchise system, the shutdowns during the Covid-19 pandemic offered the opportunity to strike out independently.
Kathy takes care of much of the customer relations and administrative duties, but still enjoys getting out in the field (especially for deep cleans!).
Scott is supposed to be retired, but does many of the home checks and accounting when he’s not helping out with our son’s business, www.easytire.ca.
Carolyn has taken on HR Management studies, and is getting hands-on training while she supervises our staff.
Our staff members have WSIB, theft, damage, and liability coverage. We try to hire the GOATs (greatest of all time!) and hope that you find them great too!
